PEB structure maintenance dos and don'ts

Pre-Engineered Buildings (PEB) structures are components used in commercial settings that are fabricated off-site and assembled on location, making them a popular choice for businesses that require quick adaptation to changes or growth. However, to ensure that these structures remain serviceable and have an extended lifespan, proper maintenance is essential. Here are some guidelines to follow in maintaining PEB structures:


Dos:


  • Regular inspection: PEB structures require regular inspection. Inspections are important to identify possible issues of leakage and damage. With regular inspection, signs of corrosion, wear and tear can be easily spotted before it causes any significant harm to the structure. Corrosion or damage can compromise the overall integrity of the structure. 


Early identification of corroded portions of the structure can enable precautionary measures to be taken. Inspections also help evaluate the quality of welds, connections, and bolts to ensure that they meet the necessary standards. Identifying damages early on can facilitate maintenance and repair of the structure, enhancing its overall lifespan.


  • Cleaning: It is important to regularly clean all the components of the PEB systems to extend the lifespan and longevity of the building. The accumulation of dirt, dust and debris on the PEB structures can trap moisture and lead to corrosion and rust. This tends to weaken the PEB structure and deteriorate its structural integrity. Also, the buildup of debris can clog the drainage system which can further lead to accumulation of water on the roofs. This causes significant leaks and damage to the interiors. Depending on the location of the structure, climate of the area and other environmental factors, cleaning and maintenance routine should be decided. For instance, structures situated in an area that experiences high levels of pollution or extreme humidity should be cleaned frequently. 


  • Maintenance of fasteners: Fasteners hold all the components and elements together. Hence they should be tightened frequently. Fasteners are hardware joints that consist of nuts, screws, bolts and rivets. It is important to maintain the fasteners because corrosion of these elements can significantly impact the entire structure. Fasteners should be immediately replaced if there are any indications of damage. 


  • Maintenance of Heating, Ventilation, and Air Conditioning (HVAC) system: Regular maintenance of the HVAC in PEB structures is essential to ensure a comfortable indoor environment. A properly functioning HVAC system can also help reduce energy bills by minimising energy usage and prevent costly repairs that can cause downtime. In addition, they play a crucial role in removing dust, allergens, and contaminants from the indoor air, which enhances indoor air quality.



Don'ts:


  • Do not ignore signs of damage: It is important to not ignore signs of damage, such as cracks or rust

  • Do not overload: Do not put excess load on the PEB structure. The structure is designed to handle a specific load capacity. Going beyond a certain level can impact its structural integrity and lead to early damage  

  • Do not use corrosive chemicals: The use of corrosive chemicals for cleaning should be avoided. Some chemicals contain corrosive substances that can harm the surface of the PEB structure

  • Do not neglect the gutters and drains: Gutters and drains are important elements that prevent accumulation of water and safely guide them through drainage outlets. These should be cleaned regularly to avoid clogging, damage and leaks
